- Our business hours are Monday through Friday 9:00 am to 6:30 pm, Saturday 10:00 am to 5:30 pm, unless we are negotiating an offer.

This program offers you full service at 5% when you use my services to purchase another home at the same time you close on your current home. I receive 3% of the purchase price of your new home paid for by that seller.

As a buyer’s agent I will offer advise to you on how the disclosure of adverse factors may impact future resale or relate to your current needs or desires. There is no additional cost for using a buyer agent. The seller pays my fee. I am also available to be hired as an exclusive Buyer’s Agent where you would be responsible for the fee we negotiate.
As my exclusive client you will be entitled to the following services:
- Educate you about agency and home shopping in our initial interview
- Show you how to compare and contrast homes
- Supply you with lists of homes – listed and unlisted as they come on the market
- Help you find the best financing
- Provide you with information on schools, tax rates, utilities and city services
- Provide a comparative market analysis on homes you are considering, revealing at what price similar properties in the area have been listed for and sold for
- I can reveal to you any information about the seller that I have been able to ascertain. This may include reasons for selling, potential concessions, or other information that may be to your advantage
- Provide you with my professional advice and opinions.
- Negotiate the best possible sales price
- Attend the inspection
- Negotiate any amendments to the contract based on the inspection
- Review the title commitment
- Review closing documents for accuracy and attend closing

If you have found the home of your dreams in the perfect subdivision and have not been working with a REALTOR, there are things you should know. A buyer’s Agent commission of Three Percent (3%) is typically built into the sales price. The builder does not reduce his price by 3% if you are not working with an Agent.
The builder’s representative does not represent you in any way. If you have a conflict their responsibility is to the builder. A builder’s salesperson does not have to be a licensed Realtor in the state of Texas. A builder or his representative is not obligated to disclose to you any roads, zoning or subdivisions planned for currently or in the future that might negatively impact the location of the home you may be trying to purchase.
I can help you! I can represent you in the transaction and rebate back 1% for you to use towards closing costs and/or upgrades.
For that fee of 2 % of the sales price I will:
- Attend contract negotiations
- Provide you with my professional advice and opinions
- Attend a walk-thru at frame stage
- Attend your final walk-thru
- Review closing documents for accuracy and attend closing
- Negotiate any conflicts with the builder as your representative
